01
leasing & pricing
How does leasing work here?
You lease by the bedroom, not the whole unit. You sign for your room and your rent only, so you’re never on the hook for a roommate who bails.
What's included in my rent?
Every home is fully furnished with in-unit laundry and a full kitchen, and community amenities like the rooftop deck, resort pool, 24/7 gym, and study rooms come with your lease.
What is a rental installment?
The monthly rental installment is your monthly payment for rent. We do not prorate rent, rather you are charged a total rent amount for the lease term divided into equal installments. Rent is due on the 1st of each month.
02
Roommates
Can I pick my roommates?
Yes! Bring your whole group and we’ll place you together. Just send us your roommate preferences when you apply.
What if I don't know anyone at SHSU?
We match you with roommates based on how you actually live, so day one feels less like a gamble. Plenty of people come in solo and leave with their people.
What happens if a roommate moves out?
Because you lease by the bedroom, your lease and your rent are yours alone. A roommate leaving does not change what you owe.
03
getting around
How close is The Armory to campus?
About a three-minute walk to Sam Houston State University. (It’s only 139 steps!) You can walk to class and skip the parking fight entirely.
Is there parking?
Yes, we offer garage parking on-site. Even though you don’t need a car for your day-to-day, it is ready for you when you are ready for a weekend adventure or heading home for the holidays.
Do I need a car?
Not for the daily stuff. Campus, coffee, and downtown are walkable or a short ride. For grocery runs and trips to Houston, your garage spot is there when you want it. Huntsville transit is limited, so rideshare covers most nights out.
Is there a shuttle to campus?
The Armory does not run a shuttle because campus is just 139 steps away!
04
Apartments
Are the apartments furnished?
Yes. Every apartment comes with a modern furniture package in the living room and every bedroom. You can move in with a suitcase!
Does every bedroom have its own bathroom?
Yes. Every bedroom has a private bathroom and a walk-in closet. No schedule, no standoff.
Is laundry in the unit?
Yes, a full-size washer and dryer in every apartment. No shared laundry room, no quarters.
What is in the kitchen?
A full-size kitchen with stainless steel appliances and granite counters. Room to actually cook, not just microwave.
Is there Wi-Fi?
Yes, property-wide high-speed Wi-Fi.
05
Pets & policies
Are pets allowed?
Yes, we’re pet friendly, and there’s a dog park on site. Please contact the office to discuss pet fees and policies.
Is the building secure?
Yes. Controlled-access interior halls with no exterior doors to your unit, garage parking behind a gate, and secure package lockers. Residents describe it as a hotel feel.
How are maintenance requests handled?
Maintenance requests can be entered on the resident portal. We have a maintenance team onsite during business hours to assist with any issues. We do have an after hour on call service for emergencies.
Do I need renters insurance?
As a condition of our lease, we require all residents to carry building protection insurance ($100,000) for damage to the landlord’s property during the term of their lease. The good news is we take the hassle off your plate through an automatic Building Protection Fee enrollment. You pay the monthly premium together with rent but the fee does not cover your personal belongings. The policy does not cover any of your personal belongings, additional living expenses, or liability arising out of bodily injury or property damage to any third party. If you require any of this coverage, you should contact an insurance agent or insurance company of your choice and sign up for a renter’s insurance policy.
06
Applying & move-in
How do I apply?
You can apply online in a few minutes! It just holds your spot while you review your lease and coordinate with roommates, so there’s no reason to wait – get started today.
Will I need a guarantor?
Unless your income is greater than 2.5 times the rental installment or can qualify through our Leap Program, you will need a guarantor. A guarantor must meet the income requirements and credit qualifications. The guarantor is financially responsible and liable for the terms of the lease and rental installments.
